To get to Wales Ranch:

From the AZ 202 Loop:

Take the exit for AZ Route 24 E

Continue on Rte 24 until it ends at Ironwood Drive.

Head south (right) on Ironwood Drive for 3.4 miles Ironwood Drive turns into N. Gantzel Rd.

Continue for 2 mi. & Turn left on  Combs Road. Continue for 1.2 miles.

Turning left into Wales Ranch, the Ashton Woods model will be slightly right through the round-about.

All Ashton Woods models are marked with the Arizona State Flag

Breaking Down Your Home Payments

Here’s a closer look at the Terms and Conditions behind how we calculate your monthly payment with the help of our preferred lenders.

* Terms are based upon a loan with the following terms: Payment is for principal and interest only. Credit terms are based on a 30-year fixed mortgage. Purchase price of $[total_price]. [interest_rate]% (APR [apr_rate]%) 30-YR Fixed FHA loan 3.5% down payment required, and a 640 credit score. 2/1 Program includes a 2% decrease on the interest rate for year one and 1% decrease in the interest rate for year two. The interest rate that applies to year one is 3.99%. The interest rate that applies to year two is 4.99%. Beginning in year three, the fixed rate of 5.99% applies to the remainder of the loan life. Additional special financing rate of 5.99%, 30-yr fixed rate, FHA. Restrictions on the maximum loan amount and loan-to-value ratio apply.  In addition to payment for principal and interest, payments for taxes, homeowner’s insurance, mortgage insurance and possible HOA dues are required. Financing is offered by Trailblazer Mortgage (NMLS ID # 2106646) or Velocio Mortgage (NMLS ID # 1529234), an affiliated lender of Ashton Woods.  This is not an offer of any specific interest rate or a commitment to make a loan and only buyer’s lender can offer a specific interest rate or issue a loan commitment under this special financing rate promotion.  Receiving the advertised rate and incentive requires participation in the Ashton Woods Homes Advantage program, including use of Velocio Mortgage or Trailblazer Mortgage, which are affiliated lenders.  However, use of Velocio Mortgage or Trailblazer Mortgage is not required to purchase a Ashton Woods home.  Ashton Woods Homes is not a lender or mortgage broker and does not offer loans or mortgages.  Ashton Woods Homes has locked-in, through Velocio Mortgage or Trailblazer Mortgage, a fixed interest rate for a pool of funds.  Rate is only available until pool of funds is depleted or the rate expires on November 15, 2023.  The special financing rate is only available for a limited time and only limited quantities of loans at the special financing rate are available.  Rate is dependent on the type of loan the buyer obtains.  Rate offer is on a first come, first serve basis.  Rate is subject to change upon exhaustion of funds, and may be adjusted depending on buyer’s credit profile, loan to value ratio and/or certain property characteristics.  Rate is not guaranteed, and buyer must satisfy all conditions or requirements for approval of buyer’s mortgage loan by buyer’s lender for the financing and purchase of the property.  Only available in certain Ashton Woods Homes communities for contracts written between October 31, 2023, and November 15, 2023, on certain available homes. Home must close on or before December 31, 2023. Qualification, income and/or geographic restrictions may apply. Offer only available on homes that are purchased as a primary residence. Buyer must obtain a FHA/VA loan, with a minimum credit score of 640, in order to qualify for the special financing rate.
